Flat ground changes the problem

Surprise grew fast and recently, on some of the flattest ground in the Valley. That combination produces a specific pattern: homes delivered without gutters, and very little natural fall to carry water away once it lands.

The consequence is that a conventional gutter install on its own frequently does not finish the job here. You have taken water that used to spread along the whole roofline and concentrated it into three or four downspouts — and on flat ground, that concentrated water has nowhere obvious to go. It sits. We see persistent wet areas, landscaping that will not establish, and water tracking back toward the slab. That is a drainage conversation, and it is why we quote both together rather than pretending the downspout is the end of the system.

We put gutters on and the yard still floods. Why?
Because collecting the water and disposing of it are two different jobs, and on a flat Surprise lot the second one is the harder half. Gutters concentrate roof water into a few downspouts. If those discharge at the base of the wall on ground with no fall, you now have several times the volume arriving at one point. The fix is usually a buried drain line carrying the discharge to a controlled outlet, or a French drain where the ground stays saturated.
I am retired and I do not want to be maintaining this. What do you suggest?
Tell us that at the estimate. It generally points toward larger downspouts, guards where there is anything overhanging, and a discharge arrangement that does not need seasonal attention. It costs a little more at install and it means you are not up a ladder in July.
