Newer homes, and the problem nobody mentioned at closing

Gilbert grew fast and recently, which means the housing stock is relatively uniform: tile roofs, two storeys common, tract construction, and gutters left off the builder specification almost across the board. Most of our Gilbert calls are not replacements. They are first-time installations on homes that are five to twenty years old and have been shedding water off the roof edge since the day they were built.

The tight lot spacing typical of Gilbert makes this worse than it sounds.
