Much of the town sits on dense hardpan that resists water infiltration and makes excavation genuinely hard. That matters enormously for us, because the drainage half of the job — buried drain lines, dry wells, downspout extensions — is significantly more work here than in soft valley-floor tract soil. If a quote for drainage work in Cave Creek looks identical to one for Peoria, someone has not accounted for what is under the surface.
The second is the washes. Cave Creek Wash has a serious flood history, and flash flooding through the wash system is a live monsoon event rather than a historical note. On wash-adjacent property the question is not only what comes off your roof but what the ground is already carrying when it gets there.
The terrain does give something back: unlike the flat West Valley, foothill lots usually have real natural fall, so once water is captured there is somewhere for it to go.
