Sun City was the first age-restricted community in the country, built by Del Webb from 1960. Sixty years of mature landscaping later, it has the heaviest gutter debris load of anywhere we work.
Sixty-year-old trees over sixty-year-old roofs
The housing here was built almost entirely between 1960 and the late 1970s — single-storey, low-slung ranch homes designed as one-level living. Two-storey is effectively absent, which makes the work straightforward and keeps the cost down relative to the newer two-storey suburbs.
What is not straightforward is the roof mix. Original Del Webb construction put clay tile on the pitched sections and built-up tar-and-gravel on the flat and low-slope areas, and a great many homes still have both on the same house. That means one property can need conventional gutters on one elevation and scupper or through-wall drainage on another. We quote both because we are licensed for both.
The bigger factor is the landscaping. Sun City has the most mature tree canopy of any community we serve — original 1960s and 70s plantings of citrus, olive, mesquite and palm that are now sixty years grown and sitting directly over rooflines. Citrus drop, olive litter and palm fibre are a genuinely heavy, continuous debris load. This is the one part of the Valley where we recommend guards more often than not, and it is not an upsell.
Those same mature root systems, sitting on caliche, cause surface pooling and heave that shows up as cracked walkways and drainage that no longer runs where it used to. Sometimes the honest answer here is that the gutters are fine and the problem is at ground level.
