Fascia wash on a Peoria tract home
The single most common job we do. A house delivered without gutters, several summers of runoff down the same stretch of fascia, and wood that has gone soft behind the paint.
What is actually going on
Most Peoria tract homes were handed over without gutters. Water leaves the roof edge as a sheet, and a portion of it runs back along the underside of the eave and sits against the fascia board rather than falling clear.
The paint holds up long after the wood underneath stops being sound, so there is usually no visible warning until the surface bubbles, discolours or gives under thumb pressure. By that point the damage is several seasons old.
It concentrates in predictable places: valleys where two roof planes dump into one spot, above entryways, and along the elevation that faces the prevailing storm direction.
How we work it out
Diagnosis before quote.
We press the fascia along its length before quoting anything. Soft, spongy or swollen sections mean the board has taken water for a long time.
We look at the drip line on the ground. A trench worn into rock or soil tells you exactly where the water has been going and for how long.
We check whether the problem is the whole run or two bad sections. Very often it is the latter, and that changes the cost substantially.
How we approach it
- Fascia comes first. Gutters hang off it, and hanging new gutters on compromised wood is a job you get to pay for twice. We subcontract that carpentry and we tell you before we do.
- Once the substrate is sound, we form the run on site to the length of the roofline and hand-cut the corners.
- We size the downspouts and place them where the water can actually be taken somewhere useful, rather than defaulting to the nearest corner.
What to watch for in any quote
Including ours. These are the things worth asking about:
- A quote that does not mention the fascia at all — that cost is coming later, it just has not been named yet
- Paint bubbling or discolouration along the roof edge
- A worn channel in the rock directly under the eave
- Soft spots you can press with a thumb
